Using this website

The words, photography and design of this website belong to MSM Rentals or to the homeowners we represent, and may not be reproduced without permission. You are welcome to link to it.

We describe the homes as carefully as we can, and we correct what we find wrong. Details of a particular home — its layout, its amenities, its availability and its price — are confirmed for your dates when we confirm a booking, and it is that confirmation that counts, not this website.

Enquiries

Writing to us costs you nothing and commits you to nothing. Nothing on this website is an offer capable of acceptance, and a conversation with us is not a booking until it is confirmed as one.

Booking a stay directly

Where a home can be booked directly on this website, the mechanism is this: you choose the home and the dates, the price shown is calculated for those dates, you pay by card through Stripe, and the stay is confirmed to you by email. Until that confirmation exists there is no booking, and if a payment succeeds but a booking cannot be confirmed we refund it.

The commercial terms of a particular stay — the price, what it includes, when the balance is due, any damage deposit, and what happens if you or we cancel — are the terms shown to you at the time of booking and repeated in your confirmation. This page does not restate them, and it does not yet set the standing policy behind them.

To be confirmed — the cancellation and refund policy, the payment schedule, the damage-deposit terms, and the house rules that form part of a booking.

Bookings made through a channel

If you booked one of our homes through Airbnb, Booking.com or another platform, that platform's terms govern your booking and its payment. We look after the home, the stay and you — but we cannot change the terms of a contract you made with someone else.

Availability of the website

We aim to keep this website available and correct, and we do not promise that it will never be unavailable. No service level is offered for the website itself. Nothing here affects a booking you have already confirmed.

Responsibility

We do not yet state a limitation of liability, because that is a legal position MSM has not settled, and a limitation invented for the look of it would be both unfair and unenforceable. Your rights under consumer law are unaffected in any case.

To be confirmed — the liability position, including any limitation or exclusion the operator relies on and the insurance behind it.

Complaints, governing law and disputes

If something is wrong, write to hello@msmrentals.com and a person will deal with it. We would always rather fix a problem than argue about it.

If you are a consumer resident elsewhere in the EU, that does not take away the protection of the consumer law of your own country.

To be confirmed — the formal complaints procedure, and any alternative dispute-resolution or consumer-arbitration scheme the operator is subject to.

Changes to these terms

We may update these terms. The version that applies to a booking is the version you were shown when you made it.
